Construction Update 6/14/23

  • Pool Deck - The concrete, sloping for proper drainage, and the edge where railing will be installed have been completed. The pool cabana room sliding glass doors have been reinstalled. Unfortunately, due to lots of rain recently, the spray deck and knockdown has been delayed. The concrete must be completely dry for the next step. We are hoping that the next few days will have good weather and will allow RobMar to do the spray deck. After the spray deck, the railings will be installed. Weather permitting, the pool deck will be done in a couple weeks. We are also working with the plumber to reinstall the outdoor shower. The pool bathrooms on the south side of the pool deck are being refreshed, as well. New pool furniture has been chosen and ordered. We collected several bids and chose a local company to provide quality, commercial-grade furniture. There will be 12 chaise lounges, 4 tables, 16 chairs, and 4 small side tables in a new, modern style.

  • Pool Cabana Room - The pool cabana room is under construction. A portion of the AC ducts have been replaced. The drywall company has been working this week on the walls and ceiling. The kitchen has been demolished. We are working to obtain prices on new cabinets, fridge, sink, and lighting fixtures. The new kitchen will be a galley kitchen, but far more open. The electrician will return to work on the electrical in the kitchen. The furniture and decorations will be updated, as well.

  • 1 & 2 Stacks - The wall between the two stacks’ balconies has been completed. Excavations are being filled. Some units require more extensive concrete excavations and are taking longer to complete. They are pouring curbs and installing frames on multiple units. Sliding glass door removals and reinstallations are underway.

  • Garage – The garage will be painted in sections. RobMar and Management are working out the schedule. About 15 spaces will be done at a time, meaning those parking spaces will need to be empty for 2-3 days. We will notify all residents when the schedule is finalized.

  • Front Entrance - We are working on obtaining prices for a new name sign. The roof of the front entrance needs to be waterproofed. We are collecting bids for the front entrance roof.

  • 8 Stack - The engineer inspected all of the balconies in this stack. He noted a few minor details that needed to be completed. The engineer will reinspect the units once those last items are done. Residents may use their balconies, as they passed the railing inspections.
