Good day Aristocrats!
1-First, an update on the lightening strike damage. The water tower and A/C was back up and running in less than 24 hours, but the office internet is problematic and the office phone lines were fried. Internet is sketchy. I had Ali check some emails that were supposed to go out. She found that they never actually got sent. She is working on that. Comcast told us that the phone connection melted! That was the good news. The bad news is that they are "backed up with repairs" and it will take at least a week to get to us so they can rewire!
2-Stack 6 is slowly making its way through the final inspection phase. There are relatively small issues that are being taken care of. The biggest issue has been weather and the delays due to rain. Everyone think dry!
3-Stack 7 painting is complete. Next week the shutters that people decided to keep are beginning to be reinstalled.
4-Stack 8 has 2 sets of sliding glass doors removed. 2 more will be removed next week. They are only doing 4 at a time so that no one is behind the plywood weather wall for longer than necessary. This is a much better system than when mine was done. It took so long, if you recall, that I turned it into an art museum! The front of the building, which is 8 stack, has 2 of those eyelids done. 2 more to be done next week. To give you an idea, each of those eyelid takes over 2 tons of concrete! Once they are done, stucco will be applied.
5-Rain is slowing us down. This is turning into one of the rainiest summers people remember. The contractor and the engineer are both complaining about the time lost due to weather. When the 2 of them agree..............!
6-The epoxy and other supplies needed for the second floor of the parking deck in on site over a week. They are waiting for a dry forecast. Epoxy will not hold with any moisture on the deck.
7-There have been several cases where glass got damaged. Where there were scratches made by the contractors, they have been slowly ground out. Several units had glass damage that could not be repaired and need to be replaced. 405, 708, 808 and 1205, we did not forget you. The glass is back-ordered. It apparently is being shipped. As soon as it is received, the glass contractor will replace the damaged glass.
8-An important reminder to owners in stacks 3, 4 and 5. You have finished all inspections. A questionnaire was sent to you asking what repairs you believe you still need. If you don't fill it out and return it we believe everything is OK. Any questions about that please contact Ali as soon as possible.
9-For those of you who are concerned that the contractor will finish and run away, that isn't how this works. Our contract, and most similar types of contracts, call for the withholding of 10% of the funds until the end of the job. That money is not released until the engineer signs off that all of the work has been properly done, inspected and up to code. The Board must also sign off that the contractor has satisfactorily dealt with any other issues. That is why #8 above is so important. The contractor has already dealt with just about everything that people informed us about. If you don't inform us of an issue, you can't expect us to have it fixed!
10-As of today, I am resigning as President of the Aristocrat Board. Gail and I got an opportunity that we could not turn down. This time if you see my unit up for sale it is for real. At the request of the other Board Members I have agreed to stay on the Board for now so that I can continue working on the concrete job with Ali. The two of us have been handling most of the contract since it started. I have also agreed to continue working with Ali even after my unit is sold. (I am assuming it will be sold!) My intention is to continue on until the concrete is done and the security fence is installed. Then, I can retire again knowing that the job has been properly completed. Since we are not moving too far away, don't be shocked to see me walking around the building with the contractors and Ali.
