More Information, As Promised

It was nice seeing those of you who came to the meeting the other day. Several of you who called in were in touch by text and it is good to hear from you.


1-Stack 7 is done with the major work. It is awaiting touch ups and clean up. This was started, but stopped when they found that the balconies were getting covered in debris from the stucco removal from the window area next to the balconies. Stucco removal is almost done and 7 stack balcony clean ups and final inspections will start from the upper floors over the next day or 2.


2-Stack 8 has 10 more balconies to be done before they can continue with the final phases of the pool and pool deck. Until the balconies are completed there is heavy debris falling.


3-The 8 stack window drop in the front of the building is done. The swing stage is being moved to the 1 stack window drop on the other side of the front of the building. (left side looking at the front of the building)


4-Stack 1 balconies are in the midst of the heavy chipping of bad concrete and getting down to the rusted rebar. This is a lengthy process.


5-Stack 2 balcony chipping will start when stack 7 is finalized and the swing stage can be moved.


6-The second floor of the parking deck is completed and can now be used.


7-As was discussed at the meeting the other evening, we have that "sinking" feeling on the first floor parking. WE DO NOT have a sink hole! Months ago when we first became aware of this issue we had a team of engineers examining the area. One actually used ground penetrating sonar. Pete and I had never seen this before and it was truly amazing! Luckily for us, what they found was that our drainage system runs under those "drooping" areas of the ground and the drainage system has deteriorated and collapsed due to age. There is a plan to fix it, but we are currently engaged in the "National Sport of Pompano Beach!" We are waiting for the Department of Buildings to approve the permits the engineers applied for! Stay tuned, but don't hold your breath!


8-We are aware of issues with the FOB and camera systems. During COVID we needed service and reached out, to no avail, to our contractor. Ali reached out to other places that he serviced. No one has any idea where he is. I hate to say it, but several of the other places are guessing that he died. His software is proprietary and can't just be picked up by anyone else. Pete and the Board, with Ali's research has interviewed other companies. As of yesterday, Pete told me he was fairly certain that the Board had narrowed it down to one company and a contract is expected to be signed shortly. It isn't easy and we sure hope we are wrong about him dying. He was a very nice man and easy to work with.
