Mother Nature is not helping us. Paint, finishing coatings, stucco, etc. can't be done when it is raining even a little. The rain either dilutes it or spots it.
1-Stack 8 balconies are turning out to be even worse than 4 stack was. As sliders are removed water is being found under the bottom rails. This water was seeping through the concrete for years and destroying the concrete in the balcony decks. The original slider bottoms were not sealed. One deck, in particular had to be almost completely removed. Thanks to the grace of God, no one fell through the concrete which had a large void in the center. Several areas of stack 8 had such bad concrete they are removing it in areas in the unit itself! Mine, on stack 4, had concrete removed into the unit on the floor and the ceiling. Hopefully this won't be that bad. The 8 stack window drop in the front of the building was totally held up by rain. We are hoping for dry weather so the painters can work next week.
2-Stack one is on hold. Today we had 3 crews working on 8 stack because it is so bad. Pete and I have been pestering the contractor to finish stack 8 ASAP so we can restart the work on the pool.
3-The parking deck is ready for the final sealer, but the rain has postponed it. In the meantime the walls there are being repaired and then the outside of the walls will be done.
4-Stack 7 shutter replacement has been held up by rain. They don't want rain water in the screw holes. The window wall between stacks 7 and 8 have been held up by rain. They are hoping to start next week if the weather cooperates.
5-There are 5 units waiting for broken glass to be replaced. There has been an issue getting the glass shipped. The contractor is now looking for another source to get the glass.
6-ANOTHER REMINDER TO THOSE COMING DOWN TO FLORIDA NOW OR SOON.
Concrete dust is so fine it can penetrate your unit through any crack or tiny opening. There is no way to stop it. If you are not here to clean it yourself, I suggest you get your unit watcher to arrange for a professional cleaning service prior to your arrival. If they need a recommendation have them contact Ali. She has several services that have worked for us before.
All in all, it seems that if rainy season finally ends, as it is supposed to, progress will pick up quickly.
